What to Expect During the Home Selling Process in Georgia
Selling a home involves many moving parts. Knowing what to expect at each stage reduces stress and helps you make better decisions. Here's the full timeline.
Step 1: Choose Your Agent and Strategy (Week 1)
Interview agents, review their marketing plan and comparable sales, and sign a listing agreement. Discuss pricing strategy, timeline, and what preparations are needed.
Step 2: Prepare Your Home (Weeks 1–2)
Complete repairs, deep clean, declutter, and stage. Professional photography and video are scheduled. Your agent will create all marketing materials.
Step 3: Go Live on the Market
Your home is listed on the MLS and syndicated to Zillow, Realtor.com, and hundreds of other sites. Showing requests start coming in.
Step 4: Showings and Open Houses
Be prepared to vacate the home for showings. Keep it clean and odor-free. Feedback from showings is valuable — listen to it.
Step 5: Receive and Negotiate Offers
In Georgia, offers are made on a standard Purchase and Sale Agreement. Your agent will review each offer's price, earnest money, contingencies, and closing timeline. Counter-offers are common.
Step 6: Under Contract
Once you accept an offer, you're "under contract." The buyer typically has 7–10 days for inspections and due diligence.
Step 7: Inspection and Negotiation
The buyer's inspector will examine the home. They may request repairs or credits. Your agent will help you negotiate what's reasonable.
Step 8: Appraisal
If the buyer is financing, the lender orders an appraisal to confirm the home's value. If it comes in low, you may need to renegotiate.
Step 9: Closing
In Georgia, an attorney handles closing (not a title company). You'll sign documents, the buyer funds the loan, and you hand over the keys.
Typical timeline: 30–60 days from listing to closing.
